Let Me Tell You How I Work!

First of all, I work differently than any other real estate agent you’ve probably met. I work in steps because I know that this is the way I can provide you with the best possible service as a Professional Home Stager.
What I want to do is come and meet you and see your home. That way we will get to know each other and I will be able to find out all about you and your home. I will take detailed notes, and with your permission take digital photos of your home as well.
I will then go back to my office and prepare an exclusive report for you. The report will be in two parts. The first part will be about all the marketing that I will do to sell your home (and I do have some real secrets to share!), and the second part will be pricing- how your home fits into today’s market. Some agents will tell you only what you want to hear, but you can count on me to be honest with you.
The final step will be to fill out the paperwork in order to bring your home onto the market. Then I have a special, free service that I provide, which very few agents know about or understand. This service is to help you Stage, or prepare your home for sale. You see, Staged homes sell faster and/or for more money and it usually will not cost much, if anything, other than a little time and effort on your part to create space for Buyers to mentally move their own things in. “The way you live in your home and the way we market and sell your house are two different things”.
Once we get the Staging done, we will be ready to get your home on the market and get it SOLD for top dollar!

Steps I Take to Sell Your Home

My Objectives are the Following:


1. To assist in getting as many qualified buyers as possible into your home until it is sold.
2. To communicate to you weekly the results of our activities
3. To assist you in negotiating the highest dollar value…between you and the buyer.

The Following are the Steps I Take to Get a Home Sold…The “Pro-Active Approach”
1. Submit your home to our local Multiple Listing Service.
2. Price your home competitively…to open the market up vs. narrowing the market.
3. Promote your home at the company sales meetings.
4. Develop a list of features of your home for the Brokers to use with their potential buyers.
5. Fax a “Features Sheet” to the top 25 Agents in the marketplace for their potential buyers.
6. Suggest and advise as to any changes you may want to make in your property to make it more saleable.
7. Constantly update you as to any changes in the marketplace.
8. Prospect 4 hours per day and talk to 25 people per day looking for potential buyers for your home.
9. Contact over the next seven days after signing a listing…my buyer leads, center of influence and past clients for their referrals and prospective buyers.
10. Add additional exposure through a professional sign and lock box.
11. Whenever possible pre-qualify the prospective buyers.
12. Keep you aware of the various methods of financing that a buyer might want to use.
13. When possible, have the cooperating Broker in the area tour your home.
14. Follow-up on the salespeople who have shown your home…for their feedback and response.
15. Assist you in arranging interim financing…if necessary.
16. Represent you on all offer presentations…to assist you in negotiating the best possible price and terms.
17. Handle all the follow-up upon a contract being accepted…all mortgage, title and other closing procedures.
18. Delivery your check at closing!

Selling? Whether it´s a Buyer´s Market or a Seller´s Market, pricing and property preparation are key factors to selling your home. While the days of sellers being able to make any outrageous demand, and get it, are over, Los Angeles County Real Estate is still very desirable and a strong investment. An investment that you can live in and likely take a tax deduction on.

When you are selling your home, you really need to put yourself in the Buyer´s shoes. Buyers are scared. Buyers are making a huge investment, and to them there are many unknown factors. What are the neighbors like? What condition is the house in? Will there be hidden electrical or plumbing problems? What condition is the foundation in? Will I pay too much? Will I be able to get a return on my investment?

It is important to take as much mystery out of the process for the Buyers as possible. Disclose, disclose, disclose. Give the Buyers all the information, with particular emphasis on the negative (that´s right, the negative) aspects of the home, the land, the neighborhood. The positive aspects of the home are easy to talk about, and usually easily seen. Buyers aren´t scared of the positive aspects. Besides, the negative points will come out sooner or later anyway, so you are best off getting them out before the offers are even written. If you hide information and it is discovered during the inspection period, the Buyers will back out and then you are forced to put your home, which now appears "tainted", back on the Market--which will likely sell at a lower price. If the information is discovered after the close of escrow, your house will be sold, but you might end up in court.

Pricing is key, of course. Studies show that approximately 72% of all Buyers start their home search on the internet. They enter in a number of bedrooms, bathrooms, square footage, lot size and, of course, price. If you price it too high, many potential buyers won´t even see your home. If you price too low, people may wonder what is wrong with it. This is one of many instances where the expertise of a Realtor is going to pay off for you. Knowing the Market intimately is going to play a crucial role in pricing your home correctly. Once the price is determined, you must look better than the competition.

Buyers are working with Realtors to protect them and guide them when making a huge investment and decision like this. Buyers´ Agents will make sure that the Buyers are preapproved and schooled in what they need to know, including investigating all their options and seeing the homes that are currently available on the Market. As a seller, you should know your competition too.

This is a complicated, stressful process for both Buyers and Sellers. Fortunately, you are not alone. I am here to help you navigate as your Realtor, and protect your best interests, every step of the way, I've got your back.

5. I will market your property with Pacific Union´s Premier Service Package which includes: professional photography for every single listing, enhanced listings on Realtor.com, SeeMore slideshows, etc. Studies show that approximately 72% of Buyers start their search for property on the internet and Pacific Union has the best Internet marketing program in the industry (PU listings appear on 17 major real estate websites, as well as on over 60 others). PU is literally a Marketing Machine.

6. I will make the process as easy and stress-free as possible for you.

7. I will make the process understandable to you, and guide, counsel and keep you informed at every step.

8. I will tell you the truth, even when the truth is unpleasant, or is not what you want to hear.

9. I will avail you to a network of qualified and trusted service providers, such as: stagers, interior decorators, architects, contractors, inspectors, lawyers, accountants, loan agents, escrow and title agents, home warranty, relocation, etc. that are tried and true.
